Do most rental properties come furnished or unfurnished?

Most homes come unfurnished. Normally it will be indicated on the listing that the property is furnished if it is, and nothing will be said if it is unfurnished. Most landlords in Lilongwe will consider to furnish their house if you are looking for a long term lease (especially 2+ years).

Are rent rates negotiable?

YES, most of the times.

Are utilities included in the rental?

No, unless otherwise stated in the description on our listing. However, for housing complexes such as apartments, services like security, gardening and garbage collection are usually included in the rent whilst for standalone homes they are usually not included.

Are all properties Pet Friendly?

No, not all landlords accept pets. Most housing complexes will allow only house pets whilst most standalone homes allow a variety of pets.

Do I have to sign a lease?

YES. Usually the lease is provided by the landlord. In few cases a lease prepared tenant is used.

What is the typical lease term?

1 year lease is the most common. However, 5-6 month leases are also available.

Are payments required to secure the property?

A deposit equivalent to 1 month’s rent to secure the property is required. The deposit rent is normally due on signing of the lease. Most landlords can allow you to secure property with a deposit for up to 4 weeks.

Is the deposit refundable?

The deposit becomes your “security deposit” and is refundable at the expiry of your lease. However, if you decide not to take the property, the deposit is usually not refunded. 

Who do I pay my rent to?

The rent is normally paid directly to the landlord and the utilities are paid to the various utility companies. However, if your utilities are included in the rent, then the landlord pays them.
